Inspection of Air Conditioning and Mechanical Systems in Installations

Policy

The Building Operations section of Facilities Management is responsible for carrying out inspection of all air conditioning systems in new buildings during installation and before the commencement of the warranty period.

Building Operations Technicians

  1. Checks drawings and specifications before tenders are called.
  2. Checks working drawings before work commences on site.
  3. Attends weekly/fortnightly on site meetings during construction.
  4. Inspects equipment and installation during construction and faxes list of faults to be remedied to relevant consultant.
  5. Assists consultant to formulate a list of work to be completed, at practical completion, and throughout the project.
  6. During warranty period (usually one year) advises consultant if any faults require to be remedied.
  7. Consults with Scientific Advisor, Safety and Health Office in relation to fume cupboards and ventilation systems. 
  8. Ensure equipment list is provided for ongoing maintenance
