Preventative Maintenance of Air Conditioning and Mechanical Equipment and Services

Policy

The Central Plant of Facilities Management is responsible for ensuring that maintenance schedules are carried out by contractors and the mechanical section of the University Workshop for the following air conditioning systems and mechanical services on the campus, in University departments at the QE II Medical Centre and at the Department of General Practice in Claremont:

  • chillers, pumps and cooling towers
  • air conditioning installations
  • boilers
  • compressed air systems
  • greenhouse controls
  • de-ionised water units
  • cool rooms
  • fume cupboards
  • ventilation installations
  • sewage pumps

Senior Technician, Central Plant

In accordance with agreement made on completion of new buildings, ensures that air conditioning contractors carry out three or four monthly maintenance inspections.

Arranges tenders for air conditioning maintenance contracts for existing buildings as required.
 

Air conditioning contractors

Inspect sites at three or four monthly intervals and report any faults requiring rectification to Senior Technician, Central Plant.
 

Senior Technician, Central Plant
  • Carries out modifications and adjustments to rectify faults; or
  • Arranges for Mechanical section of Workshop to rectify faults; or
  • Arranges for replacement of parts/equipment; or
  • Arranges for mechanical services contractors to attend site and rectify faults.
