Preventative Maintenance of Air Conditioning and Mechanical Equipment and Services

Policy

The Building Operations section of Facilities Management is responsible for ensuring that maintenance schedules are carried out by contractors for the following air conditioning systems and mechanical services on the campus, in University departments at the QE II Medical Centre and at the Department of General Practice in Claremont and Claremont Campus:

  • chillers, pumps and cooling towers
  • air conditioning installations
  • boilers
  • compressed air systems
  • greenhouse controls
  • de-ionised water units
  • cool rooms
  • fume cupboards
  • ventilation installations
  • constant temperature room
  • pressure vessels
  • gas detectors

Senior Technician, Building Operations

In accordance with agreement made on completion of new buildings, ensures that air conditioning contractors carry out four monthly maintenance inspections.

Arranges tenders for air conditioning maintenance contracts for existing buildings as required.
 

Air conditioning contractors

Inspect sites at four monthly intervals and report any faults requiring rectification to Building Operations.
 

Senior Technician, Central Plant
  • Carries out modifications and adjustments to rectify faults; or
  • Arranges for replacement of parts/equipment; or
  • Arranges for mechanical services contractors to attend site and rectify faults.
