Special Maintenance Agreements

Preamble

The University has independent agreements for the maintenance of the following buildings on and off campus:

  • Guild building*
  • UWA Sports Centre
  • Currie Hall
  • Claremont Health Centre
  • QEII Medical Centre (University departments)
  • McGillivray Sports Park
  • Oral Health Centre of Western Australia (OHCWA)

* The first and second floors of the south wing of the 1994 extension to the Guild building are occupied by the University. The University is totally responsible for these areas. (J.A. Conway - June 1998).

Policy

The emphasis by the University is on safety, external appearance and minimisation of life cycle costs for a building.

 Guild Building and Currie Hall

Responsible person Action

  • Major renovations or rebuilding required through deterioration of basic fabric.
  • Long-term replacement of roofing, wiring and plumbing.
  • Insurance of building (not contents or equipment).
  • External security lighting and a basic security service* provided by the Security Office.
    *Guild building only

Student Guild

Currie Hall

  • Maintenance of the building/s, which includes preventative maintenance, cleaning, painting and repairs to such items as doors, windows and ablution areas.
  • Repairs to roofing, wiring and plumbing but not long-term replacement of these items once they are deemed beyond repair.
  • Minor structural alterations such as dividing walls, partitions and new doorways.
  • Maintenance of plant and equipment in good operating order. This includes repairs, maintenance and replacement of items such as furniture, kitchen equipment, plant, refrigeration, hot water boiler, light fittings, curtains and floor coverings.
  • Waste removal.
  • Cost of services consumed by the operation of the buildings i.e. electricity, gas and water.

 

Claremont Health Centre

Joint responsibility: 50/50

  • Maintenance of building/s, including preventative maintenance, cleaning, painting and repairs to such items as doors, windows and ablution areas.
  • Repairs to roofing, wiring and plumbing but not long-term replacement of these items once they are deemed beyond repair.
  • Maintenance of plant and equipment in good operating order. This includes repairs, maintenance and replacement of items such as furniture, kitchen equipment, plant, refrigeration, hot water boiler, light fittings, curtains and floor coverings.

Buildings and Grounds at McGillivray Sports Park

  • Pay for the use of club rooms at McGillivray Sports Park through the UWA Sports Association.

University

Maintenance of :

  • change rooms (east and west)
  • caretaker's house
  • A J Williams Pavilion
  • superturf change room (in Hockey Club)
  • lighting
  • grounds fixtures - goal posts etc.
Unigrounds
  •  Pays for roads, trees and playing fields.

UWA Sports Centre

A lease agreement between the University and the UWA Sports Centre is being produced by the University Solicitor in consultation with the Director, Facilities Management which will contain a detailed outline of areas of responsibility with regard to maintenance.

The current practice is that the University maintains the fabric and basic services, and the UWA Sports Association maintains anything intrinsic to the use of the building as a Sports Centre.

Maintenance of University Departments at Sir Charles Gairdner Hospital - QEII Medical Centre site

The University occupies the whole of the L, M and N blocks, as well as parts of other buildings at the QE II Medical Centre site. Maintenance is generally carried out by hospital maintenance staff and 71.2% of the cost is charged to the University.

Work by University staff or University-appointed contractors can only be carried out by agreement with hospital staff to ensure that hospital procedural requirements are met.

Other University teaching hospitals in this state carry out their own maintenance with no charge to the University.

 Maintenance of the Medical Research Foundation Building (Royal Perth Hospital)

The University occupies three floors of this building and contributed over two million to its construction. The University is responsible for providing 85% of the maintenance costs associated with the three floors it occupies viz building maintenance and depreciation, electricity, telephones, building maintenance including maintenance contracts, cleaning and rates and taxes. As hospital funded staff work in University areas, these costs have been discounted by 15%.

Oral Health Centre of Western Australia (OHCWA)
